Please review the below criteria required to rent any of our apartments:
  • The apartment details which include the rental monthly values are outlined on the "Find your apartment page" so please do review the options available in advance, this will help us ensure we are able to accommodate your preferences and choices in line with your personal requirements.
  • Household annual income must be equal to and at least 2.66 the annual rent value
  • Where a guarantor is required, the guarantor's income must equal at least 4x the annual rent value and they will go through referencing checks.
  • We are unable to accept anyone with an adverse credit record or with outstanding CCJ's
  • Applicants must provide Right to Rent documentation during the referencing checks
  • All documentation must the provided to the referencing company within 3 days of making a reservation and having your reservation approved.
  • In the event of a successful application, your holding commitment will be offset against your first month’s rent as rental credit. To confirm the reservation, a payment of £400 will be due on the day of your application as a holding commitment, which will remove the selected property from the market for you.

*By continuing to apply for an apartment, you agree to the rental criteria above and understand that the holding commitment can be retained in full, if your contract is not signed 14 days prior to the tenancy start date or if you have given false or misleading information that leads to a declined reference.

Please read these terms and conditions carefully.  These terms and conditions (“Terms“) apply to Coppermaker Square’s “Win A SMEG Coffee Machine When You Move In” prize draw (the “Competition“).  You will be legally bound by these Terms from the time you submit an entry to the competition. 

The promoter of the Competition is Cherry Park Rentco Limited (company no.11905547) trading as Coppermaker Square, whose registered office is 4th Floor 1 Ariel Way, London, United Kingdom, W12 7SL (“Coppermaker Square”).

Opening and closing dates, eligibility 

  1. The Competition will begin 9am Monday 1st May and close 6pm Sunday 21st May (the “Competition Period“).  
  1. The Competition is open to individuals who are residents of the UK and aged 18 years or over at the time of entry into the Prize Draw.  
  1. The Competition entry is subject to the participants’ signing of a Coppermaker Square lease by the 30th June 2023 and moving in by end of 31st July 2023. 
  1. The Competition is not open to employees, contractors, representatives, agents, officers or directors of Coppermaker Square, Unibail-Rodamco-Westfield, or Greystar, and their parent companies, subsidiaries, affiliates, marketing agencies or to their immediate family members or persons living in the same household, whether or not related, or anyone else otherwise professionally connected with the Competition. 
  1. Coppermaker Square reserves the right to verify the eligibility of any participant.  Coppermaker Square may require such information as it considers reasonably necessary for this purpose and may withhold prizes until eligibility has been verified. 
  1. Internet access and an email address are required to enter the Competition.   

Entry 

  1. Enquiry forms for a tenancy at Coppermaker Square will be available on a promotional website which will be accessible using the iPad provided at the promotional stand within the Coppermaker Square premises. 

To win, participants must: 

  1. complete the pop-up Enquiry Form with details of their name, email address, phone number, and marketing preferences; 
  1. confirm that they agree to these terms and conditions; and 
  1. submit the completed Enquiry Form online by the end of the Competition Period. 
  1. sign a lease for an apartment at Coppermaker Square before the end of 30th June 2023 
  1. move in by 31st July 2023 
  1. Should not be excluded from entry as listed in point 4. 
  1. Enquiry forms must be completed correctly and received by Coppermaker Square during the competition period to be eligible.  All entries completed or received outside the competition period will not be included. 
  1. There is a maximum of one (1) entry per household.  
  1. Multiple entries made through agents, third parties, organised groups or any entry duplication method will not be accepted. 
  1. Coppermaker Square reserves the right to disqualify any entrant it believes is in breach of the Terms or not to be participating within the spirit of the promotion or suspects of participating in any unfair or unjust behaviour. Coppermaker Square reserves the right to use its discretion in all respects. 
  1. Entries that are not submitted in accordance with these Terms and/or that are delayed, damaged, incomplete, altered, illegible or otherwise defective will be disqualified and not eligible to receive the prize. 
  1. If at any time you wish to withdraw from the Competition your request should be made in writing to Coppermaker Square at [email protected]. 

Selection of the Winner 

  1. The resident who registers their details within the Competition Period stated in the Ts and Cs, who then goes on to sign a lease for Coppermaker Square by the end of 30th June 2023 will be entered into a chance to win a new SMEG coffee machine. If you sign a lease but do not move in this does not qualify. 
  1. The winners will be contacted after the lease has been signed and move in completed to arrange an agreed address to deliver the prize 

Prize 

  1. The Winners will each receive one (1) Smeg ECF01CR Coffee Machine. Should the Prize be unattainable or out of stock, the promoter reserves the right to provide an alternative coffee machine of the same value of £309.00 
  1. Coppermaker Square accepts no responsibility for elements of the Competition that are outside of its direct control or influence (including without limitation changes to or cancellation of the SMEG Competition Programme). 
  1. There is no cash or other prize alternative to the Competition, except in the event of circumstances outside Coppermaker Square’s reasonable control, where Coppermaker Square reserves the right (but is not obliged) to substitute a similar or alternative prize of equivalent or greater value. 
  1. The name and county of the Winners will (unless the Winners have objected on lawful grounds) be made available by emailing [email protected] within 60 days of the end of the Competition Period. If the Winners object to publication on lawful grounds, Coppermaker Square may still provide the name and county of the Winners to the Advertising Standards Authority (and/or any other applicable UK regulator) in connection with the Promotion. 

Publicity 

  1. The Winners may be requested to take part in non-paid publicity or advertising relating to the Competition, which may include having their photograph taken for promotional and/or press purposes. Coppermaker Square reserves the right to feature the name, photograph and location of the Winners in any future marketing materials, website publications, promotions and/or prize draws.  

General 

  1. Any decision of Coppermaker Square is final, and no correspondence will be entered into. 
  1. Coppermaker Square reserves the right to delay, postpone or cancel the Competition and/or amend or alter these Terms without prior notice in the event of circumstances outside its reasonable control, which it considers make it necessary for it to do so.  By continuing to take part in the Competition subsequent to any revision, participants shall be deemed to have agreed to the amended terms. 
  1. If there is a conflict in these Terms with any other terms whatsoever attached to any other advertising material in respect of this Competition, these conditions will take precedence.  
  1. Any personal information supplied in connection with the Competition will be used, shared and retained as set out in the Privacy Notice which will be available through a link on the Enquiry Form and at https://coppermakersquare.com/privacy-policy. 
  1. The Competition and these Terms (including any non-contractual disputes or claims arising out of them) are subject to English law.  Any disputes must be referred to the English courts.  Consumers in Scotland and Northern Ireland may additionally bring an action in their home courts.
